<p>We&rsquo;ve all had them: the clogged drain, the ripped vacuum hose, the unsightly hole in the wall. Home repair emergencies like these are the last thing you need when you&rsquo;re running out the door, running after the kids, or fielding other household chores. Channel your inner MacGyver by taking advantage of one common household item the classic action hero made famous: a roll of duct tape.</p>
<p>We&rsquo;ve collected some MacGyver-inspired ideas from the Internet.</p>
<p>&nbsp;<strong>What MacGyver did:</strong><br />Used duct tape to seal a hole in a hot air balloon, allowing him to escape his pursuers.</p>
<p><strong>What you can do:</strong></p>
<ul>
<li><strong>Fix a slow-running toilet.</strong> Clear the clogged flush passage with wire, then empty the water tank and seal the passage hole with duct tape. Fill the tank with a quart of vinegar and leave overnight.</li>

Yes, just as soon as it's here, it seems to be gone. This, I lament every year. I hope you've had something "special" in your plans this Summer. There's still a lot of beach days ahead so don't wait...enjoy them while they're here!<br />I really love living in New England for so many reasons. Our area has an unbeatable landscape of fields, stonewalls and meadows, protected wooded hiking trails and bogs, sweet smelling marshes, sandy and rocky coastline, green hills dotted with lakes and rivers. There are historic areas, parks and more all within a short drive. <br />My sense of adventure and discovery? They will be more home-based in the next several months...not to say I don't love to travel! Those of you who know me well, know I have an insatiable sense of adventure and enthusiasm for something new. I can find some very cool 'adventures' right at home.<br />I've gotten my bike out this Summer and ridden around North Andover and Boxford. It's been great taking the slow pace to see our towns. I'm researching for a new bike now, one better for my 'road rides'. My 30 year old Schwinn, although still in great shape, is not the best for doing longer jaunts and I'm sure a lighter model would be easier to go longer distances on. Earlier this Summer I rode in the Emmaus House "Cycle for Shelter" This was my first formal ride and I loved it! Anyone want to go riding with me? I like do 15-25 miles...let me know if you'd like to join me this Sumnmer/Fall.<br />Our son, Greg, is getting ready for back to school. He's been sleeping late most days but today set his alarm for 8:30 with the idea that every day he'd get up 10 minutes earlier to get ready for school. We'll see how long that lasts! September 7th it's back to 6:30 wakeup call!<br />Hope you and your family are enjoying life. The day before Thanksgiving (Wednesday) is the busiest travel day of the entire year in the </span></cite><cite><span style="FONT-SIZE: 11pt; COLOR: black; FONT-STYLE: normal">USA</span></cite><cite><span style="FONT-SIZE: 11pt; COLOR: black; FONT-STYLE: normal">. Some that I have received, some as though from magic. My best friends are invited and will be my guests to enjoy all that the celebration has to offer. So much of the event is the result of the people and the mix. The location would be a simple farmhouse. We&rsquo;d un-chill the stone of the walls with a slow-burning fire in the fireplace and good wine. We&rsquo;d be in the Tuscany region of Italy. For me, this is a unique place in the world. </div>
<div style="MARGIN: 0in 0in 0pt 0.25in">First on the menu at my Thanksgiving Menu:&nbsp;&nbsp;&nbsp; <u>Acquacotta Soup</u></div>
<div style="MARGIN: 0in 0in 0pt 0.25in"><u>Ingredients:</u></div>
<ul type="disc">
    <li style="MARGIN: 0in 0in 0pt">1 large red onion or 1 leek, roughly chopped </li>
    <li style="MARGIN: 0in 0in 0pt">1 1/2 stalks celery, roughly chopped </li>
    <li style="MARGIN: 0in 0in 0pt">3 tablespoons extra-virgin olive oil </li>
    <li style="MARGIN: 0in 0in 0pt">1/4 pound Swiss chard, cleaned and torn in half, or 1/2 oz. porcini mushrooms, soaked and drained </li>
    <li style="MARGIN: 0in 0in 0pt">Half of a peperoncino or any hot red pepper, fresh or dried </li>
    <li style="MARGIN: 0in 0in 0pt">1/2 cup tomato pulp from plum tomatoes (seeded, juiced, and chopped if fresh) or drained and diced if canned) </li>
    <li style="MARGIN: 0in 0in 0pt">3 cups simmering water </li>
    <li style="MARGIN: 0in 0in 0pt">sea salt </li>
    <li style="MARGIN: 0in 0in 0pt">2 eggs (preferably organic) </li>
    <li style="MARGIN: 0in 0in 0pt">2 slices rustic, country-style bread, lightly toasted </li>
    <li style="MARGIN: 0in 0in 0pt">1 teaspoon chopped parsley </li>
    <li style="MARGIN: 0in 0in 0pt">1/4 cup grated Parmigiano-Reggiano or Tuscan pecorino cheese </li>
</ul>
<div><u>Preparation:</u></div>
<div>Place the toasted bread in two soup bowls. </div>
<div>Place the onion and celery in a 3-quart, heavy-bottomed, nonreactive pot. Drizzle with extra-virgin olive oil and stir to coat. Cook over a medium-low heat, or until the onion is translucent but not brown. Add Swiss chard (or porcinis, if using) and stir briefly to wilt. Add hot pepper, tomatoes, and simmering water. Season lightly with salt and cook over a low heat (barely a simmer) for 20 minutes, until vegetables are very soft. </div>
<div>As vegetables are cooking, bring about an inch of water and a half teaspoon of salt to a boil in a deep skillet. At the end of the vegetables' cooking time, turn the skillet heat down to a gentle simmer. Add the parsley to the soup. </div>
<div>Break the eggs into a small bowl, one at a time, and slide them into the simmering water. Cook for about 3 minutes, until the whites are set, but the yellow is still runny. When done, use a large slotted spoon to place one egg on each toast slice in bowls. Ladle broth and vegetables over each egg and top with a generous sprinkling of the chees</div>

Compile a list of items and features that are important to you and place them in order of importance. Then evaluate houses against these criteria. How do I really feel about not getting certain items on my list? Will I be really disappointed when somebody else buys this house? Every day I spend several hours searching through the MLS listings for my clients. I get into as many of the homes for sale as I can so I have first hand knowledge about location, condition and price. Here&rsquo;s how I select the 10 homes you see here...<o:p></o:p></span></p>

Hire an agent to look out for your interests, one who knows the <a target=" _fcksavedurl=" href="" title=""></a> inside out and can advise you. Having a knowledgeable Buyer&rsquo;s Agent at your side will pay huge dividends by not only helping you to find your next home but by guiding you throughout the entire process. <o:p></o:p></span></p>

In the past 30 days, we&rsquo;ve seen increased activity in the Andovers. <o:p></o:p></span></p>

Here&rsquo;s the good part...you&rsquo;ll have lived in that investment and called it your home all that time! Provide shelter and make money, too...what a great concept!<o:p></o:p></span></p>
<p class="MsoNormal" style="text-align: justify;"><span style="font-size: 11.3pt;"><span style=""> </span>If you see a good value and it meets the right place, right price, right location criteria, I suggest you move on it because chances are another Buyer has also spotted it. I&rsquo;ve seen too many Buyers decide that maybe they&rsquo;ll wait a couple more days to see what happens or they need to wait until the weekend to see a hot property and by then it&rsquo;s gone. That&rsquo;s where you&rsquo;ll be spending much of your time and the house is secondary and fills the needs almost naturally. </span></div>

<div style="MARGIN: 0in 0in 0pt"><span style="FONT-SIZE: 14pt">FEES: Your fee must be a reflection of the value you bring to the equation and don&rsquo;t compromise your fee for a client just because the client asks. Does the client really want you to negotiate their deal as quickly and readily giving up money as you did your fee? You&rsquo;re capable of making a better deal for your client that&rsquo;s worth the full fee compensation to you and as a buyer&rsquo;s agent, the seller pays the full fees most of the time either through compensation offers in MLS, credits to buyers at closing or a combination of both. If you work with a loyalty agreement, this agreement has benefits of understanding and communication for both the agent and the buyers. Of course you can extend a Satisfaction Guarantee in the event they are not satisfied with your delivery on the service of the contract. If you&rsquo;re front loading the opportunities for your buyer, they should be willing to protect or guarantee your fee. With resistance, I ask, &ldquo;with your guarantee for my fee, I have the obligations and incentive to find the best homes and negotiate the very best deal for you and will be compensated a fair fee in exchange. If I agree to work for what ever fee I can get or not then I have no incentive to work for you- I do what ever deal I can make for you as fast as I can make it Which would you prefer?</span></div>
<div style="MARGIN: 0in 0in 0pt">&nbsp;</div>
<div style="MARGIN: 0in 0in 0pt"><span style="FONT-SIZE: 14pt">AGREEMENT: If you have a loyalty agreement with buyers, then that applies to all buyers or it&rsquo;s not fair to Buyer A if Buyer B says she/he doesn&rsquo;t want to sign a loyalty agrement. If you don&rsquo;t present and they don&rsquo;t get the VALUE in your taking the time and making the commitment to evaluate and update the full breadth of their wants, needs, timing, motivation and price, they probably aren&rsquo;t your buyer so go on to the next.</span></div>

I don't have central air or an air conditioner ready to go. With temperatures in the 90s for a couple of days now, it's hot and the house faces due south. It's curtains closed very early in the morning even though I sacrifice what I consider to be the best view around for a real estate office.<br />
<br />
Shades down. How many times have I been in houses where I feel they are dark and really lacking natural light that makes a home from my perspective? My advice includes remove the curtains, tie them back, increase the bulb wattage, add lamps, open the shades all the way, open the windows for an airy feeling. My place feels a bit like a tomb today but I've got the temp down probably 10 degrees and it's nearly mid day.<br />
<br />
I see alot of houses and many of them have central air. It sure does dry the air out of intense July (it's only June 27th but) humidity. I've said it before and I'll say it again: what is it that they don't understand about cross breeze??<br />
<br />
Some houses, the windows are painted shut and never opened. Others, no matter the time of year, the windows are open. Somehow, I find the 2nd category feels better, so much more healthy and 'natural.' It will get hotter than today and I'd be ready for an a/c unit around 4 days in a stretch over 90. Weather reporters say the weekend will cool but the dog days are comin'. When we bought the place, there was an oldie in the office window. It's a casement window and so it was a casement style unit. It died shortly after we moved in and we replaced the window with a double hung. No a/c unit. It's not good for me or the environment!<br />
<br />
3rd day over 90 today. You need a nice pitch down for drainage and probably a bracket to hold it up. I don't think I'd use it anytime soon so I'm going to save my money. Of course, when we sell, they'll want central air and all my considerations for cross breeze and environmental friendly may go out the window.<br />

                        <div style="margin: auto 0in;"><font size="2"><strong>A happy couple sold their home and bought their next home on their own </strong>except for the limited services of an online discount real estate service company. That&rsquo;s newsy news for sellers and buyers struggling to navigate the complicated, ever changing, and less than predictable real estate market. What&rsquo;s an agent do for me, anyway?</font></div>
                        <div style="margin: auto 0in;"><font size="2">Sunday night television aired the story on <em>60 Minutes</em>, television newsmagazine, May 13th. The couple bragged about saving $26,000 by not using an agent to buy or sell, and in exchange they had to do marketing to promote their home, show their own home and negotiate with potential buyers as well as sellers of their new home.</font></div>

                        <div style="margin: auto 0in;"><font size="2">The May 13<sup>th</sup> segment didn&rsquo;t refer to the price range of the two homes or any of the sales research and &lsquo;home&rsquo; work the couple did in order to determine a fair negotiating position when selling or buying. It wasn&rsquo;t clear if they had sales or negotiating experience or what they did for a living. They did say that they did cut their asking price by $10,000 in order to sell. Viewers weren&rsquo;t given information about what the couple&rsquo;s costs were for lost wages to sell their home and buy another one or what additional advice they sought from financial, legal or other professionals.</font></div>

                        <div style="margin: auto 0in;"><font size="2"><strong>Rather than providing buyers and sellers with valuable information</strong> regarding the process, the possible pitfalls and advantages of selling or buying on your own, it seemed to me that 60 Minutes was focused on calling to question the value of using a real estate agent. In fact, the program did interview an agent but left the impression with the viewer that commission structures are way out of line no matter what they might do for buyers and sellers.&nbsp;Additionally, the program referenced the internet and its role in the replacement of such intermediaries including travel agents and real estate agents, rendering them irrelevant in the process and left the viewer ready to reject any need or value in using an agent.</font></div>
                        <div style="margin: auto 0in;"><font size="2"><strong>Not all agents are created equal</strong> and comments like &lsquo;You get what you pay for,&rsquo; sound so trite and uninteresting for a news story but real estate is a performance based industry and consumers pay agents for performance. (Not otherwise, I&rsquo;ll add). There may still be a few hot markets where homes basically sell themselves, and there are undoubtedly home sellers who have the time, skills and patience necessary and succeed in getting the best price for their home when they sell and the best deal available when they buy.&nbsp; That describes no more than a tiny fraction of U.S. home buyers and sellers.&nbsp; </font></div>
                        <div style="margin: auto 0in;"><font size="2"><strong>Misrepresentations cause huge marketing problems for agents:</strong> The <em>60 Minutes</em> segment seemed to oversimplify the home-buying process and Leslie Stahl delivered the message that the 6% Realtor commission rate is &quot;sacrosanct.&quot; On the issue of using a professional for the home-buying/selling process and grossly understating the value of a great agent, clearly, not all agents are alike and results will vary dramatically based on a variety of factors, including the experience and track record of the professional you select. &nbsp;</font></div>
                        <div style="margin: auto 0in;"><font size="2">Viewers were fed a distorted and incomplete picture of what selling or buying on your own means. Horror stories aside, agents now gain a huge marketing problem stemming from the fact that a significant fraction of the TV viewing public starts to think that you are charging too much for your services without regard for what you and your company really offer versus another agent or online services company. &nbsp; </font></div>
                        <div style="margin: auto 0in;"><font size="2">My experience has shown that most consumers prefer to have a family counselor they call on for real estate as you would an attorney, a doctor or even an accountant for advice and to advocate for your short and long term goals.&nbsp;Legal, liability, the market conditions, the statistics, security, salability, marketing, negotiating, communication; An agent&rsquo;s expertise should be in all of those areas as they apply to real estate in order to take care of their clients interests. They must charge a fair price relative to the services and be recognized as valuable and a worthwhile asset to a home buyer or seller. Of course the value of truly great real estate agents and the benefits in cost savings, reduced liability, reduced risks, increased opportunities for buyer prospects (as a seller) and housing prospects (as a buyer) and commission options and a choice in marketing and sales strategies was never mentioned. </font></div>
                        <div style="margin: auto 0in;"><font size="2">If 60 Minutes wanted to help their viewers, they should have worked to educate them on how to make informed decisions on the questions they should ask real estate agents when buying or selling a home. Making a comparison of services offered is one component however a relationship of trust with your agent is another altogether. It&rsquo;s like having a CAT scan versus calling on the expertise, analysis, interpretation, research, review, opinion and advice of an experienced doctor to present you with options/choices and a recommended course of action needed as a result of a CAT scan. </font></div>
                        <div style="margin: auto 0in;"><font size="2"><strong>&lsquo;Relationships&rsquo; with things over people</strong>: This leads me to other rather disturbing observations. Between the &ldquo;free&rdquo; internet and low prices at discounters, our industry culture is shifting to become more focused on price rather than on quality or value received. We&rsquo;re perceived as just too expensive and not worth it before we can even present fully the benefits and scope of our work. This is a part of what I see as a significant cultural shift or wave whereby the person and the people don&rsquo;t seem to matter but rather the cost. We&rsquo;re replaced and any loyalty is abandoned. As a community of people, we are becoming more enamored with and dependent on our machines and our possessions than on other people. More time is spent with our Blackberry than our spouse or our children.</font></div>
                        <div style="margin: auto 0in;"><font size="2">Of course the value of truly great real estate agents and the benefits in cost savings, reduced liability, reduced risks, increased opportunities for buyer prospects (as a seller) and housing prospects (as a buyer) and commission options and a choice in marketing and sales strategies was never mentioned. Who do you have at your back no matter what?</font></div>
                        <div style="margin: auto 0in;"><font size="2"><strong>Regarding fees</strong>: National averages have dropped as sales prices have gone up. Career agents who have a plan and a track record for working successfully for buyers and sellers have ongoing operational expenses, expenses specific to the job at hand and liability insurance and professional training and licensing costs that on line companies don&rsquo;t have. But the responsibility is on the agent to demonstrate clearly the value that he or she brings to the client. You&rsquo;ve got to get what you really need from your real estate agent and then you&rsquo;ll recognize and appreciate the value.&nbsp;Agents that deliver on a plan, give recognizable and measurable value do not need every deal that comes their way. They can afford to give back to their buyer and seller community without fear of criticism and without compensation.&nbsp;In fact, unless you agree to pay us, our expertise is yours for the asking.</font></div>
                        <div style="margin: auto 0in;"><font size="2">Too many print publications (some now dead) had viewed the internet not as a huge information asset and valuable interactive selling tool, but as the enemy. They suffered for it. No print publication can operate the way it did a decade ago, and no REALTOR&reg; can, either.&nbsp;Customer information management and interactive website design are but two new skills essential for marketing real estate brokerage services to today&rsquo;s more price aware buyers and sellers. </font></div>

                        <div style="margin: auto 0in;"><font size="2">Your Real Estate agent does matter and it matters a lot. It matters to your bottom line, your equity position, your net, and your expenses. It matters to your security, communication, and understanding. It matters to your integrity, your reputation, your liability. It matters to getting the things you deserve, your long term plans, your short terms plans, your dreams!</font></div>
